Oversee maintenance operations and safety for a 1200+ site in Bronx, NY.

• Oversee maintenance operations
• Maintain curb appeal and building interior & exterior to Winn Standards
• Review building systems for proper operations
• Ensure all site logs are being kept and are correct
• Ensure apartment upkeep & unit turnovers are completed to Winn Standards
• Ensure Customer Service & Work Orders are completed in a timely fashion
• Oversight of contractors and recommendations
• Ensure seasonal maintenance & snow removal is completed in a safe & timely fashion
• Act as leader for union (32BJ) and non-union maintenance staff
• Participate in hire, fire, and discipline recommendations
• Ensure employee and site safety
• Manage financial controls
• Work with property manager to adhere to budgets
• Ensure timing of capital projects and completion dates
• Adhere to regulatory requirements

Security Engineer

• Make routine patrols of all the grounds and parking areas throughout the property. This includes random inspections of building hallways and common areas and make reports of any findings to management via incident reports.
• Report any and all safety hazards in the form of a Service Order. This includes, but is not limited to: inoperable common area lighting, unsecured building or apartment entry doors, inoperable common area emergency lighting, trip hazards, or any other deficiency.
• Assist in emergency response and work to ensure order is maintained.
• Coordinate safety efforts with other parties involved such as local police departments, third-party security provider, and/or third party monitoring contractor to facilitate the sharing of information essential to a successful security plan.
